What is CMMS?

Computerized Maintenance Management Systems (CMMS) is software that manages a organization's database for maintenance operations. The use of CMMS helps maintenance workers execute their jobs more effectively, like which machines are in need of maintenance repair.

If we take a look back at history, maintenance was largely reactive rather than proactive due to the use of pencil and paper before the 1980s. In all, the daily tasks of a techician cannot be completed through standard computer software but it can prioritize tasks efficiently such as inventory management and preventive maintenance. By utilizing CMMS, workers can actually concentrate on more hands-on maintenance.

The most important role of CMMS is managing maintenance. Maintenance management software allows users to have deep insight of their maintenance needs with intricate work order schedules, inventory deadlines, and unreliable reports. CMMS cuts down the over head of maintenance management by allowing organzations to retrieve accurate data to make competent decisions.

In CMMS, a system is a collaboration of features and capabilities. To get the most out of CMMS, the best system would be one that reduces costs, saves time, and allows workers to complete their existing maintenance jobs efficiently. Many CMMS offer different soltions due to the variety of systems that are out there.


CMMS packages can be either web-based, meaning they are hosted by the company selling the product on an outside server, or LAN based, meaning that the company buying the software hosts the product on their own server.
